Accommodation
	The Entrance is into the open plan kitchen and dining room, the room retains lots of character with open beamed ceiling, laminated floor and the inglenook snug with armchairs, TV and a multi fuel stove.
	The kitchen area has a tiled floor and fully fitted kitchen units; electric cooker, dishwasher, fridge, freezer, microwave oven and washing machine. The dining area has a pine dining table and chairs.
	The sitting room has a sea view and overlooks the lawn and patio, it is furnished with comfortable seating, occasional furniture, colour TV, video, DVD and CD player.
	Stairs lead from the sitting room to the master bedroom which is galleried and contains a king size pine bed, bedroom furniture and has a superb view of Newport bay. The en-suite bathroom contains a bath with overhead shower, WC and wash hand basin.
	The other two bedrooms are approached via a staircase from the kitchen. Bedroom 2 has twin beds, built in pine wardrobe, dressing table, bedside tables, open beamed ceiling and a sea view.
	Bedroom 3 has 3' bunk beds, open beamed ceiling, sea view, Pine wardrobe, dressing table, bedside furniture including a pine shelf over the chimney breast.

The shower room has a large shower cubicle, WC and wash hand basin, wood floor with rugs, velux window, and towel rail. All the beds have duvets and will be made up with fresh bed linen for your arrival and bath towels are also provided. A cot and highchair are available. There is full central heating throughout the property as well as the multi fuel stove. Electricity and heating will be charged for according to use, one basket of logs is supplied, and further baskets can be purchased from the farmer. The lawned garden is accessed via patio doors from the sitting room; a charcoal barbecue and garden furniture are provided. There is ample parking for 2 cars (and boat) adjacent to cottage. Up to two well-behaved pets are welcome. An internet connection is available. No smoking in the property.
